Who we work with

The right partners. The right development.

Successful specialist accommodation depends on close collaboration between the organisations responsible for commissioning, housing, care, investment and delivery. Storm brings these interests together, helping partners establish the requirements, commercial arrangements and development strategy needed to progress each opportunity.

Delivery

Working with the organisations that matter.

We work with public-sector commissioners, registered housing providers, specialist care operators and development partners to create accommodation suited to its intended use.

  • Local authorities and commissioners

We work with commissioning teams to develop accommodation against identified local need. The cohort, the care model and the rent are agreed before a scheme is designed, so that what is built is deliverable on the day it opens.

    • Bespoke accommodation for supported housing, extra care and step-down
    • Affordable housing delivery, including regeneration sites
    • Schemes designed around an agreed care model and an approved rent
  • Care providers and operators

We identify and develop sites against a defined operating model, to a specification suited to the people who will live there. We work with care providers, charities and housing providers delivering services with a social purpose.

    • Site finding against a defined operating model
    • Buildings designed around the support package, not retrofitted to it
    • Long-dated leases with a registered provider in place
  • Children's services providers

Bespoke homes for children and young people who have experienced neglect, abuse and trauma. Small, family-style homes are the right model for that, and they have to meet the standard an Ofsted registration depends on.

    • Small family-style homes rather than institutional buildings
    • Specification built around the registration requirements
    • Acquisition and conversion as well as newbuild
  • Registered providers

We develop for registered providers and lease completed schemes to them, through turnkey delivery or a development agreement under which the provider takes the scheme at practical completion.

    • Turnkey affordable and supported housing
    • Development agreements and forward funding
    • Acquisition of unused or stalled stock
  • NHS and integrated care boards

We source, develop and acquire property against clinical requirements, including the accommodation that allows people to be discharged from, or to avoid, a hospital admission.

    • Mental health crisis houses
    • Step-down and discharge-to-assess facilities
    • Primary care, medical centres and key worker accommodation

Capital

Investment and development partners.

We work with institutional purchasers, investment managers, lenders and capital partners to structure and deliver specialist property developments. Our experience includes completed investment sales, forward acquisitions and development joint ventures.

  • Funds, lenders and investment partners

We develop and execute investment strategies with private and institutional capital. We have sold completed assets to institutional funds and we hold schemes alongside funding partners. In each case the occupational arrangement behind the building is as much a part of the work as the development itself.

    • Origination and development management for third-party capital
    • Joint ventures at scheme or platform level
    • Completed assets with a long-dated lease and a known operator
  • Landowners

We work with landowners to identify development opportunities and establish the most appropriate route to delivery. Depending on the site and the objectives of the parties involved, this may include outright acquisition, conditional purchase, options or joint venture arrangements.

    • Outright acquisition, with or without planning
    • Conditional purchase and option agreements
    • Joint venture where the land is the contribution
  • Housebuilders

We acquire Section 106 affordable stock from housebuilders, and we partner on sites that have stalled.

    • Section 106 affordable stock acquisition
    • Unlocking stalled sites
    • Joint venture on existing consents
  • Architects and property consultants

We work with sector-specific design teams and consultants rather than generalists. Specialist accommodation carries requirements that are not obvious to a team which has not delivered one before, and they are expensive to discover late.

    • Sector-specialist design teams on every scheme
    • Early feasibility and appraisal input
    • Introducer arrangements on sites and opportunities
