Land and property acquisitions

Current requirements.

Storm is actively seeking land, existing buildings and development opportunities for affordable housing, supported living, specialist accommodation and other housing needs.

At a glance

What we are actively looking for.

  • Land from 0.5 acres

For newbuild development. Existing buildings and individual properties are judged on suitability, whatever their site area.

  • C2 properties

Vacant or operational. We will consider acquiring the property with a service in place or with vacant possession.

  • Unbroken blocks of flats

Complete blocks, typically 6 to 20 apartments, for supported living and temporary accommodation among other uses. The whole block, not individual flats offered separately.

  • With or without planning

Unconsented land, consented schemes, existing buildings needing a change of use, and stalled developments.

These are examples of our active requirements, not an exhaustive list. We consider opportunities on their individual merits.

What we are looking for

The opportunities we are seeking.

  1. Supported living

We are seeking land and existing buildings suitable for self-contained supported living accommodation, including specialist apartments, bungalows and smaller residential schemes.

Opportunities may include individual properties, small clusters of homes and larger developments. We are particularly interested in locations where accommodation can be designed around identified needs and where there is a clear route to working with relevant housing providers, care operators and commissioners.

    Typical opportunities

    • Unbroken blocks of flats, typically 6 to 20 apartments
    • Sites suitable for specialist bungalows
    • Land for self-contained apartment developments
    • Existing buildings suitable for conversion or adaptation
    • Sites capable of accommodating a combination of apartments, bungalows and ancillary facilities
  2. Children’s homes

We are seeking detached residential properties suitable for conversion into specialist children’s homes.

Properties should offer appropriate internal accommodation, outdoor space and a location that supports the intended care model. We are particularly interested in properties offering a good degree of privacy and separation from neighbouring homes.

    Typical opportunities

    • Detached houses with three or more bedrooms
    • Properties with additional reception or communal space
    • Larger detached homes with generous gardens
    • Rural or semi-rural properties with limited immediate neighbours
  3. Specialist care and mental health accommodation

We consider buildings and sites suitable for specialist residential services, including mental health, step-down accommodation and other regulated or operator-led services. Requirements vary according to the intended use and operator.

    Typical opportunities

    • Vacant or operational C2 properties
    • Former care homes or specialist residential facilities
    • Detached or semi-detached buildings suitable for conversion
    • Properties with suitable communal, staff and ancillary space
  4. Affordable housing

We consider land, residential buildings and development opportunities suitable for affordable housing, including schemes intended for registered housing providers.

    Typical opportunities

    • Residential development sites of 0.5 acres and above
    • Consented housing schemes
    • Sites with affordable housing planning obligations
    • Stalled or partially progressed residential developments
    • Existing buildings suitable for residential conversion
  5. Temporary accommodation

We consider opportunities suitable for temporary accommodation and other forms of housing responding to local authority requirements, including existing residential buildings and conversion opportunities.

    Typical opportunities

    • Unbroken blocks of flats comprising 6 to 20 apartments
    • Existing residential buildings and conversion opportunities
    • Buildings capable of subdivision into self-contained accommodation
    • Development sites in locations with identified accommodation demand

Planning status

Opportunities at different stages.

We consider opportunities with or without planning permission. This includes unconsented land, sites with outline or full planning permission, existing buildings requiring a change of use, and schemes where a developer or landowner is seeking an alternative delivery strategy.

  • Unconsented sites
  • Consented developments
  • Existing buildings
  • Stalled or part-completed schemes

Our interest will depend on location, planning prospects, the intended accommodation use and commercial viability.

Working together

Flexible ways to work together.

We recognise that landowners and developers have different objectives. Depending on the opportunity, Storm can consider a range of acquisition and development structures.

Outright purchase

We can acquire suitable land or property directly, subject to due diligence and agreement of terms.

Conditional purchase or option

Where planning or other matters need to be resolved, we may agree a conditional acquisition or option structure.

Landowner joint venture

For suitable opportunities, we can consider a partnership in which the landowner contributes the site and Storm brings development expertise and project delivery capability.

Development partnership

Where a landowner or developer wishes to retain an interest, we may consider arrangements that allow Storm to structure and deliver the development.

Our preferred structure will depend on the site, its development potential and the objectives of the parties involved.
