How we work

From opportunity to completion.

Storm brings together development, commercial structuring and construction expertise to deliver social impact property.

We work with housing providers, care operators, local authorities and investment partners to take projects from initial opportunity through to completion.

Our five-stage development process

Identify

We identify and assess land, buildings and development opportunities with the potential to deliver specialist housing, supported living or other social impact accommodation.

Each opportunity is evaluated against local demand, planning considerations, operational requirements and commercial viability.

Structure

We establish the commercial and operational arrangements before committing to development.

This includes identifying the intended housing provider or operator, agreeing the accommodation requirements and the long-term lease arrangements, and considering the funding, ownership or purchase arrangements for the scheme.

Design and plan

We coordinate the design, planning and technical requirements of each development, working with professional advisers and operational partners to create accommodation fit for its intended purpose.

Our approach considers residents’ needs, operational requirements, regulatory standards, planning policy and development viability.

Construct

Storm combines development management expertise with principal contractor capability, providing a coordinated approach to construction and delivery.

We manage programme, cost, quality, subcontractors and compliance, with a focus on delivering the agreed specification and maintaining accountability throughout construction.

Deliver or retain

Completed developments may be acquired by institutional investors, housing providers or other purchasers, or retained through Storm’s own investment structures.

Our approach is determined by the requirements of the development and its agreed commercial structure.

The sequence and scope of our involvement vary according to the requirements of each development.

Our approach

Built around the end user. Structured for delivery.

Good specialist accommodation needs more than a completed building. It needs to work for the people who live there, the organisations responsible for supporting them and the partners funding its delivery.

Operational and commercial alignment

We work with commissioners, housing providers and care operators to understand the accommodation requirements, intended use and commercial arrangements before development progresses. These considerations inform the design, funding structure and long-term operational suitability of the scheme.

Integrated construction delivery

Our development and principal contractor capabilities sit within one coordinated approach. This supports programme control, cost management, quality and accountability throughout construction, while keeping the agreed end-user requirements central to delivery.

In practice

Commercial structures

Flexible development and investment structures.

Different opportunities require different commercial approaches. Storm can develop property for sale, retain completed assets or work alongside capital partners to deliver new developments.

Develop and sell

We originate, structure and deliver developments for sale to housing providers, institutional investors or other purchasers.

We work to understand the intended use and purchaser requirements from an early stage.

Develop and retain

Some developments are retained within long-term ownership structures, providing continuing involvement in the asset and its agreed commercial arrangements.

Joint ventures

We work with capital partners to identify, structure and deliver development opportunities.

The investment, governance and return arrangements are agreed for each project.
